Apex Hydro Wash LLC — Service Terms & Conditions
These terms apply to all work performed by Apex Hydro Wash LLC ("Apex") for the property owner or property manager named on the service agreement ("Customer").
1. Scope of Work
Apex will perform only the services marked or described on the front of this agreement. If a change order is requested, speak with your Apex representative, and we will record it in writing as an amendment, which may carry an additional charge. Please review the services list before signing.
2. Our Cleaning Method
Apex uses soft washing, which is significantly different from pressure washing. We apply varying cleaning solutions at low pressure (typically under 250 PSI) and high volume intended to break down algae, mildew, mold, and other organic buildup. The goal is to clean gently, not to blast surfaces. The treatment also leaves a residual that slows regrowth, though results vary with climate, shade, and moisture. Higher-pressure equipment is used only where we judge it necessary and the scope of work permits it.
3. Scheduling, Access and Water Source
Apex will agree on a service date with you. Before our arrival, you agree to:
- Notifying residents, tenants, or employees of the work
- Move or protect vehicles, furniture, pets, and personal items
- Enable access to the areas to be cleaned
- Provide and allow the use of a suitable source of water
If the project is delayed or rescheduled because appropriate access, a suitable water source was not provided or these terms were not followed, additional charges will apply.
NOTE: A Customer supplied water source is assumed in the pricing of all projects. If a separate water supply/source is required, please notify Apex prior to scheduling. Ship-to-site water may be available for an additional charge.
Water Cost Reference: Sanford, FL costs less than one cent—specifically between $0.004 and $0.008 per gallon ($4.07 to $7.77 per 1,000 gallons) depending on your total monthly usage. [Source: City of Sanford (.gov)] A 2000 sq ft home typically requires less than 100 gallons of water.
4. Weather
We may postpone work for inclement weather including, but not limited to: heavy rain, high wind, hail, or lightning. Apex will reschedule at its reasonable discretion and your agreed continuation date and/or time.
5. Safety
Apex agrees to follow safe work practices for the protection of our crew, your property, and the people around it.
6. Plants and Landscaping
Certain cleaning solutions used in the industry can and will affect vegetation if plants are not prepared. Apex adheres to industry standards for the prevention and protection of vegetation in the affected areas. To help protect your landscaping, you agree to:
- water lawns and plant beds thoroughly the evening before service, if possible
- continue watering nightly for two weeks afterward, at least 20 minutes per zone each evening
- Your Apex technician will provide additional watering at various times, and chemical neutralizers may be used upon request for an additional charge
Please make sure gutter downspouts do not empty into plant beds, since concentrated runoff can and will harm plants. Apex is not responsible for damage to plants near downspouts, French drains, or leaking gutter seams, or for damage to gutters themselves.
7. Aluminum and Metal Surfaces
Aging aluminum often carries dark oxidation that may not fully come off. Gutter Brightening services can be provided for an additional charge. Rust from irrigation water can usually be removed with a separate product for an additional charge. Rust from rusting patio furniture, fertilizer, or similar sources is often permanent. Grease may be removed, though results are not guaranteed. Rust and oil removal treatments can be added for an additional charge. Complete stain removal is not guaranteed.
8. Roofs
Algae and mildew stains typically fade dramatically at the time of service. In some circumstances Apex will rely on natural rainfall to rinse the dead growth away, primarily to protect vegetation or other property below the roof line. You may notice a gray or ashy look may briefly remain. Allow several significant rains before requesting a re-treatment.
Note: Apex roof soft wash cleaning methods are recommended and approved by all known industry expert associations and approved with all common Miami-Dade listed roof covering manufactures. Please check with your Apex representative, or the manufacturer if you have concerns or questions.
9. Moss and Lichen
Some regions are prone to heavy moss and lichen. Heavy growth may need partial physical removal before treatment, and we will not remove all of it if doing so risks damaging the roof or affected surface(s). Remaining growth will die off gradually through treatment and weather. In moss-prone areas, ongoing maintenance service contracts are recommended to keep it from returning. Please discuss our options and recommendations with your Apex representative at the time of service.
10. Flat Concrete
Pre-treatment combined with pressure washing will remove most organic discoloration on concrete, and results may continue to improve with each rain. Gum, oil, grease, rust, and other stains may can be treated for an additional charge. Complete stain removal is not guaranteed.
11. Windows, Balconies, and Other Surfaces
Apex will rinse cleaning solution off windows and similar surfaces, though hard water spotting may occur after drying. Balcony cleaning is not included unless written into the scope of work. Because it can be hard to get balconies cleared, please review the scheduling section, as this may limit cleaning of areas near balconies.
12. Water Intrusion
Apex does not use high-pressure washing unless expressly authorized by the Customer. Soft washing uses low-pressure, high volume washing methods, and will not cause leaks. It is the responsibility of the Customer to ensure the building or structure is watertight, and is structurally maintained. By signing this agreement, the Customer agrees that the building or structure is in the proper condition required for suitable cleaning methods. Windows, doors, vents, chimneys, flues, electrical connections, panels, alarm devices, and similar items must be properly sealed and protected. Apex will take reasonable steps to limit water intrusion. Building design and site conditions can create unpredictable situations, and the Customer will hold harmless Apex or any of its representatives for damage resulting from actions performed in completion of the scope of work, other than direct negligence on the part of Apex or it’s representatives.
13. Property Damage Claims
In the unlikely event that Apex or one of its representatives damaged your property, please submit a written claim within 30 days of the service date. Apex will investigate and, where appropriate, arrange repair or restitution through one of our preferred vendors. If the matter is not resolved to your satisfaction, both parties agree to resolve it through binding arbitration. By allowing work to begin, the Customer agrees to these terms. We want to handle any claim quickly, fairly and professionally.
14. Payment
Payment is due immediately upon completion of work, unless otherwise agreed to in writing. If no one is present at completion and no other payment arrangement was made in advance, Apex may cancel or reschedule at our own discretion. Projects over $500 must be secured by a major credit card on file, and projects over $501 require a 50% non-refundable deposit. Unpaid accounts will lose access to customer care and warranty benefits. Apex will place a property lien on the property for unpaid balances after 30 days. Customer agrees to pay collection costs, court costs, late fees, interest of 18%, administrative costs, and reasonable attorneys' fees to the extent allowed by Florida law. Venue for any legal proceeding will be Seminole County, FL.
15. Governing Law and Entire Agreement
This agreement is governed by the laws of Florida. It contains full understanding between the parties, and changes must be made in writing.
